GORDON COUNTY PLANNING COMMISSION
PUBLIC HEARING
January 12, 2015


The Gordon County Planning Commission held a Public Hearing on Monday, January 12, 2015 at 6:00 p.m. in the Conference Room of the Gordon County Administration Building for the purpose of hearing variance and zoning change requests. Members present were:

Randy Rule, Butch Layson, Jerry Lovelace, Eddie Smith, and Nathan Serritt

Randy Rule called the meeting to order and advised all present of the sign-up sheets available for those who wish to address the Planning Commission on any of the zoning or variance change applications.

ELECTION OF CHAIRMAN AND VICE-CHAIRMAN

Randy Rule opened the floor for nominations for the 2015 Chairman and Vice-Chairman positions for the Planning Commission. Butch Layson made a motion to nominate Randy Rule as the Chairman. Jerry Lovelace seconded the motion. All voted aye. Randy Rule made a motion to nominate Butch Layson as the Vice-Chairman. Jerry Lovelace seconded the motion. All voted aye. Randy Rule will be the 2015 Chairman and Butch Layson will be the 2015 Vice-Chairman for the Gordon County Planning Commission.

APPROVAL OF MINUTES

A motion was made by Jerry Lovelace to approve the minutes of the previous meeting of November 10, 2014. Butch Layson seconded the motion. All voted aye. The minutes were approved as written.

VARIANCE APPLICATION #V15-01, FRAZEE CONSTRUCTION, CO., INC.
(Stephen D. Frazee)

Chairman Rule read variance application #V15-01, Frazee Construction, Co., Inc., requesting a variance on a 26.79 acre tract located at 660 Bear Mountain Road, Ranger, GA to reduce setback requirements from the road right of way. Stephen D. Frazee represented the request explaining that the property is located in a mountainous area and he has only a small portion of flat area for a house and then it slopes into a valley so he is requesting a 15 foot variance from the right-of-way, would like to be 50 feet from the center of the road. All adjoining property owners had been notified.

Ursula Desrosier, Zoning Administrator for Gordon County, recommended that the variance request identified as Application #V15-01 be approved, due to the severe topographic conditions in the area.

Butch Layson made the motion to approve the variance application identified as #V15-01 as requested. Nathan Serritt seconded the motion. All voted aye. The variance was granted. The thirty- (30) day appeal period was explained.

VARIANCE APPLICATION #V15-02, JASON EVERTS

Chairman Rule read variance application #V15-02, Jason Everts, requesting a variance on .59 acres located at 746 Johnson Road, Adairsville, GA to reduce side setback requirements from the property line. Mr. Everts represented the request explaining that he wants to build an addition to his home and is asking for a variance for the new addition to be 4 feet from the side property line. He presented pictures showing his plans and stating that this was the only spot to build on because the septic tank is on the other side of the house. He also presented a letter from the property owner that would be closest to this addition, and this property owner has no objection to it being only 4 feet off the property line. All adjoining property owners had been notified.

Ursula Desrosier, Zoning Administrator for Gordon County, recommended that the variance request identified as Application #V15-02 be denied.

Butch Layson made the motion to approve the variance application identified as #V15-02 as requested. Jerry Lovelace seconded the motion. All voted aye. The variance was granted. The thirty- (30) day appeal period was explained.

ADDITIONAL BUSINESS

Chairman Rule welcomed the new members to the Planning Commission, Eddie Smith and Nathan Serritt. There being no additional business, Jerry Lovelace made the motion to adjourn. Nathan Serritt seconded the motion. All voted aye. The meeting was adjourned at 6:33 p.m.
