PLANNING and ZONING COMMISSION

PUBLIC HEARING
FEBRUARY 14, 2022


The Gordon County Planning Commission held a Public Hearing on Monday, February 14, 2022 at 6:00 p.m. in the Conference Room of the Gordon County Administration Building for the purpose of hearing variance and zoning change requests.

Members present were:
Randy Rule, Nathan Serritt, and Jerry Lovelace

Randy Rule called the meeting to order and advised all present of the sign-up sheets available for those who wish to address the Planning Commission on any of the zoning or variance change applications.

APPROVAL OF MINUTES

A motion was made by Jerry Lovelace to approve the minutes of the previous meeting of January 10, 2022. Nathan Serritt seconded the motion. All voted aye. The minutes were approved as written.

REZONING APPLICATION #Z21-34, INDUSTRIAL VI ENTERPRISES, LLC (appl.) JOHNNIE DOBSON AND LAURA DOBSON – CO-EXECUTORS FOR THE ESTATE OF MELVIN DOBSON (owner) (Tabled from January 10, 2022)

Chairman Rule read rezoning application #Z21-34, Industrial VI Enterprises, LLC (appl.) and Johnnie Dobson and Laura Dobson – co-executors for the estate of Melvin Dobson (owner), requesting to rezone a 76.17 acre tract located South of the intersection of Union Grove Road and Hwy. 53, Adairsville from A-1 to I-1. William Valentine with Industrial VI Enterprises, LLC represented the request, along with Austin Kriz explaining that the plan for this property is to build an 840,000 square foot warehouse, with an extension to water and sewer from the City of Calhoun. They have been negotiating a resolution for the entrance and will build a frontage road that will run parallel to Highway 53 that can be used for future developments access and that a traffic light will be requested from the County Road Department to the Georgia D.O.T. The applicant will fund the cost for the frontage road, traffic light, and water/sewer extension. Karen Capehart, an adjoining property owner, spoke in opposition to the increase of noise, traffic, and water run-off. Mr. Kriz explained that the civil engineers see the water run-off going to the west side of the property away from the Capehart property. All adjoining property owners had been notified.

Jerry Lovelace made the motion to approve the rezoning application identified as #Z21-34 from A-1 to I-1. Nathan Serritt seconded the motion. All voted aye. The recommendation for approval was sent to the Board of Commissioners.

ADDITIONAL BUSINESS

There being no additional business, Nathan Serritt made the motion to adjourn. Jerry Lovelace seconded the motion. All voted aye. The meeting was adjourned at 6:23 p.m.
