GORDON COUNTY PLANNING COMMISSION
PUBLIC HEARING
MARCH 9, 2020
The Gordon County Planning Commission held a Public Hearing on Monday, March 9, 2020 at 6:00 p.m. in the Conference Room of the Gordon County Administration Building for the purpose of hearing variance and zoning change requests.
Members present were: Randy Rule, Butch Layson, Jerry Lovelace, and Nathan Serritt
Randy Rule called the meeting to order and advised all present of the sign-up sheets available for those who wish to address the Planning Commission on any of the zoning or variance change applications.
APPROVAL OF MINUTES
A motion was made by Jerry Lovelace to approve the minutes of the previous meeting of February 10, 2020. Butch Layson seconded the motion. All voted aye. The minutes were approved as written.
REZONING APPLICATION #Z20-04, ANDREW & ELIZABETH COLE AND WANDA COLE
Chairman Rule read rezoning application #Z20-04, Andrew and Elizabeth Cole and Wanda Cole, requesting to rezone a 4.98 acre tract located at 1506 and 1532 Erwin Hill Rd., Adairsville from A-1 to RA-1. Andrew Cole represented the request explaining that they would like to sub-divide the property, with a 2.98 acre tract and the existing home and the other with 2 acres to build a new home for his family. All adjoining property owners had been notified.
Butch Layson made the motion to approve the rezoning application identified as #Z20-04 from A-1 to RA-1. Jerry Lovelace seconded the motion. All voted aye. The recommendation for approval was sent to the Board of Commissioners.
REZONING APPLICATION #Z20-05, JAREN JEFFORDS (appl.) BURT JEFFORDS (owner)
Chairman Rule read rezoning application #Z20-05, Jaren Jeffords (appl.), Burt Jeffords (owner), requesting to rezone a 1.63 acre tract located on Bud Hardy Road, Calhoun from A-1 to R-1. Jaren Jeffords represented the request explaining that this 1.63 acres has been divided off into 2 small tracts from a ten acre parent tract and that he would like to build a house on one of the tracts for a rental income and maybe one day build another house on the second tract.
Area homeowners, Mike Janow and Misty Thompson, spoke with concerns of the type of people that would move into the rental property and with the possibility of more rental homes in the future in their neighborhood. Mr. Jeffords closed in stating that he will be building 1300-1400 square foot home and certainly will screen potential renters to get good people in the home and again he stated he has no intent to build more than 2 houses and he may stop with just one house. All adjoining property owners had been notified.
Nathan Serritt made the motion to approve the rezoning application identified as #Z20-05 from A-1 to R-1. Jerry Lovelace seconded the motion. All voted aye. The recommendation for approval was sent to the Board of Commissioners.

There being no additional business, Nathan Serritt made the motion to adjourn. Jerry Lovelace seconded the motion. All voted aye. The meeting was adjourned at 6:20 p.m.
