PLANNING and ZONING COMMISSION

PUBLIC HEARING
MAY 13, 2019


The Gordon County Planning Commission held a Public Hearing on Monday, May 13, 2019 at 6:00 p.m. in the Conference Room of the Gordon County Administration Building for the purpose of hearing variance and zoning change requests.

Members present were:

Randy Rule, Eddie Smith, Jerry Lovelace, Nathan Serritt, and Butch Layson

Randy Rule called the meeting to order and advised all present of the sign-up sheets available for those who wish to address the Planning Commission on any of the zoning or variance change applications.

APPROVAL OF MINUTES

A motion was made by Jerry Lovelace to approve the minutes of the previous meeting of April 8, 2019. Butch Layson seconded the motion. All voted aye. The minutes were approved as written.

REZONING APPLICATION #Z19-03, BROCK BAXTER (applicant)
Vicki Lynn Baxter (owner)
(Tabled from April 8, 2019)

Chairman Rule read rezoning application #Z19-03, Brock Baxter (applicant) and Vicki Lynn Baxter (owner), requesting to rezone a 3.50 acre tract located at 924 Knight Road, Ranger from A-1 to R-6. Brock Baxter represented the request explaining that they would like to subdivide this property and place a new mobile home on each lot for resale. All adjoining property owners had been notified.

Nathan Serritt made the motion to approve the rezoning application identified as #Z19-03 from A-1 to R-6. Butch Layson seconded the motion. All voted aye. The recommendation for approval was sent to the Board of Commissioners.

VARIANCE APPLICATION #V19-08, CHAD PHILLIPS

Chairman Rule read variance application #V19-08, Chad Phillips, requesting a variance for a 14.83 acre tract located at 770 Roland Hayes Pkwy., Calhoun. Mr. Phillips explained he would like to build a 40 x 40 metal structure for deer processing and is asking for a 1,100 square foot variance. All adjoining property owners had been notified.

Jerry Lovelace made the motion to approve the variance application identified as #V19-08 to allow construction of a 40 x 40 metal structure, granting the 1,100 square foot variance as requested. Nathan Serritt seconded the motion. All voted aye. The variance was granted. The thirty-(30) day appeal period was explained.

VARIANCE APPLICATION #V19-09 & REZONING APPLICATION #Z19-04, KRISTINA CUNNINGHAM (applicant) Faye Wilson (owner)

Chairman Rule read variance application #V19-09 and rezoning application #Z19-04, Kristina Cunningham (applicant) and Faye Wilson (owner), on property located on Pinyan Road, Ranger. Kristina Cunningham represented the request explaining that a variance is requested to allow access, using an existing 20 foot easement to a 1 acre tract that her grandmother Faye Wilson is sub-dividing off for her to place a mobile home on for her and her child to live in and would like to rezone same property from A-1 to R-6. This is family owned property that will be subdivided from more than 100 acres. All adjoining property owners had been notified.

On Variance Application #V19-09, Butch Layson made the motion to approve the variance as requested. Jerry Lovelace seconded the motion. All voted aye. The variance was granted. The thirty-(30) day appeal period was explained.

On Rezoning Application #Z19-04, Jerry Lovelace made the motion to approve the rezoning request from A-1 to R-6. Eddie Smith seconded the motion. All voted aye. The recommendation for approval was sent to the Board of Commissioners.

REZONING APPLICATION #Z19-05, STACY STEWART & JASON STANFIELD

Chairman Rule read rezoning application #Z19-05, Stacy Stewart and Jason Stanfield, requesting to rezone a 3.154 acre tract located at 2152 Trimble Hollow Road, Adairsville from A-1 to R-1. Ms. Stewart and Mr. Stanfield represented the request explaining that they would like to subdivide the property into 2 tracts, one with the existing house to sell and on the other tract they would like to build a smaller house for them to live in. All adjoining property owners had been notified.

Nathan Serritt made the motion to approve the rezoning application identified as #Z19-05 from A-1 to R-1. Eddie Smith seconded the motion. All voted aye. The recommendation for approval was sent to the Board of Commissioners.

ADDITIONAL BUSINESS

There being no additional business, Jerry Lovelace made the motion to adjourn. Eddie Smith seconded the motion. All voted aye. The meeting was adjourned at 6:17 p.m.
