GORDON COUNTY
PLANNING and ZONING COMMISSION MEETING

June 13, 2022


The Gordon County Planning Commission held a Public Hearing on Monday, June 13, 2022 at 6:00 p.m. in the Conference Room of the Gordon County Administration Building for the purpose of hearing variance and zoning change requests.

Members present were, Randy Rule, Sabrina Poole, Jerry Lovelace, Nathan Serritt, and Eddie Smith

Randy Rule called the meeting to order and advised all present of the sign-up sheets available for those who wish to address the Planning Commission on any of the zoning or variance change applications.

APPROVAL OF MINUTES

A motion was made by Jerry Lovelace to approve the minutes of the previous meeting of May 9, 2022. Nathan Serritt seconded the motion. All voted aye. The minutes were approved as written.

REZONING APPLICATION #Z22-11, JENNIFER ROLAND (appl) BEVERLY ROLAND (owner)

Chairman Rule read rezoning application #Z22-11, Jennifer Roland (appl) Beverly Roland (owner), requesting to rezone 1 acre located at 903 Ryo Mtn. Road, Fairmount from A-1 to R-1. Jennifer and Beverly Roland represented the request explaining that this 1 acre was subdivided off of a larger tract for Jennifer Roland to build a home on the site. All adjoining property owners had been notified.

Jerry Lovelace made the motion to approve the rezoning application identified as #Z22-11 from A-1 to R-1. Eddie Smith seconded the motion. All voted aye. The recommendation for approval was sent to the Board of Commissioners.

VARIANCE APPLICATION #V22-07, JAZER & SARA ALONSO

Chairman Rule read variance application #V22-07, Jazer and Sara Alonso, requesting a variance on a 2.23 acre tract located at 333 Packet Court, Chatsworth. Mr. and Mrs. Alonso represented the request explaining that the variance is requested to reduce the ROW from 40 feet to 10-15 feet and also, to reduce the side setback from 20 feet to 10 feet. Mr. Alonso stated that this would minimize the grating slope to reduce footing, stem wall, and foundation expenses due to the steep terrain. All adjoining property owners had been notified.

Nathan Serritt made the motion to approve the variance as requested. Sabrina Poole seconded the motion. All voted aye. The variance was granted. The thirty-(30) day appeal period was explained.

VARIANCE APPLICATION #V22-08, MARCELO HERNANDES-RIOS

Chairman Rule read variance application #V22-08, Marcelo Hernandes-Rios, requesting a variance on a 22.60 acre tract located at 2410 Boone Ford Road, Calhoun. Paul Bunch represented the request explaining that the variance is requested to reduce the county road frontage for 2 tracts on an easement road with an existing house. They would like to build a house on the 5.01 acre tract for parents, leaving them with the 17.59 acres. All adjoining property owners had been notified.

Jerry Lovelace made the motion to approve the variance as requested. Nathan Serritt seconded the motion. All voted aye. The variance was granted. The thirty-(30) day appeal period was explained.

ADDITIONAL BUSINESS

There being no additional business, Eddie Smith made the motion to adjourn. Sabrina Poole seconded the motion. All voted aye. The meeting was adjourned at 6:27 p.m.
