PLANNING and ZONING COMMISSION
PUBLIC HEARING MINUTES
SEPTEMBER 9, 2019


The Gordon County Planning Commission held a Public Hearing on Monday, September 9, 2019, at 6:00 p.m. in the Conference Room of the Gordon County Administration Building for the purpose of hearing variance and zoning change requests.

Members present were:
Randy Rule, Eddie Smith, Jerry Lovelace, Nathan Serritt, and Butch Layson

Randy Rule called the meeting to order and advised all present of the sign-up sheets available for those who wish to address the Planning Commission on any of the zoning or variance change applications.

APPROVAL OF MINUTES

A motion was made by Jerry Lovelace to approve the minutes of the previous meeting of August 12, 2019. Nathan Serritt seconded the motion. All voted aye. The minutes were approved as written.

VARIANCE APPLICATION #V19-12, JAMES HUNT

Chairman Rule read variance application #V19-12, James Hunt, requesting a variance for a 1.65-acre tract located at 1530 Gardner Springs Road, Adairsville. Mr. Hunt explained he would like to build a 3,000 square foot metal structure for storage of his motor coach and some collectible cars and is asking for a 2,400 square foot variance. All adjoining property owners had been notified.

Butch Layson made the motion to approve the variance application identified as #V19-12 to allow construction of a 3,000 square foot metal structure, granting the 2,400 square foot variance as requested. Jerry Lovelace seconded the motion. All voted aye. The variance was granted. The thirty-(30) day appeal period was explained.

REZONING APPLICATION #Z19-15, KEVIN OSBORNE

Chairman Rule read rezoning application #Z19-15, Kevin Osborne, requesting to rezone a 1.587-acre tract located at the corner of Miller’s Ferry Road and Shaw Road, Adairsville from A-1 to R-1. Mr. Osborne represented the request explaining that he would like to rezone to bring into compliance with the U.L.D.C., and that this property was subdivided when subdivisions were created in 2001 and 2003 and for some reason, this tract was excluded and now he would like to sell for the construction of a home. The Environmental Health Office noted that this lot may be unbuildable due to house placement out of flood zone plus other issues. All adjoining property owners had been notified.

Jerry Lovelace made the motion to approve the rezoning application identified as #Z19-15 from A-1 to R-1. Nathan Serritt seconded the motion. Eddie Smith voted with the motion. Butch Layson was opposed to the motion. Then vote was 3-1 to approve. The recommendation for approval was sent to the Board of Commissioners.

VARIANCE APPLICATION #V19-13, ANDY HIGHTOWER

Chairman Rule read variance application #V19-13, Andy Hightower, requesting a variance for a 1.30-acre tract located at 103 Cindy Lane, Calhoun. Mr. Hightower explained he would like to build a 2,400 square foot metal structure for storage of his vintage cars and is asking for a 1,800 square foot variance. All adjoining property owners had been notified.

Eddie Smith made the motion to approve the variance application identified as #V19-13 to allow construction of a 2,400 square foot metal structure, granting the 1,800 square foot variance as requested. Nathan Serritt seconded the motion. All voted aye. The variance was granted. The thirty-(30) day appeal period was explained.

ADDITIONAL BUSINESS

There being no additional business, Jerry Lovelace made the motion to adjourn. Nathan Serritt seconded the motion. All voted aye. The meeting was adjourned at 6:19 p.m.
